How Ealing increased garage revenue by 65% in 2 years
The London Borough of Ealing have been working with Secure Parking and Storage since 2018.
And they’ve gone from disappointing results (and lots of wasted time). To revenue that increases year-on-year, with very little work needed.
- 300 garages refurbished and re-let
- A substantial increase in revenue
- 5 years of ongoing management
- 2 salaries saved
- A housing team free to focus on homes
Before our partnership:
Ealing’s busy housing team manages 12,000 homes. With a portfolio of 1200 garages on top, it’s no surprise they were struggling to make their garages work for them.
Many of their units were derelict. Others just weren’t meeting revenue targets.
On top of this, their garages were taking up significant amounts of staff time that they knew could be far better spent elsewhere – on providing homes and strengthening communities.
Partnership with SPS:
Taking Ealing’s garages from an unwelcome distraction, to “a substantial increase in income”.
Commercial development manager Thomas James, was keen to do something to make it easier for the Ealing team to manage their garages. While also making more revenue that they could plough back into homes.
They discovered SPS and our offer. And we successfully took over Ealing’s entire garage portfolio.
In just 2 years, we refurbished derelict and failing garages across the borough. Re-let them. And increased revenue by 65%.
Here’s what Thomas told us about his experience with us:
Keeping it working: our continuing relationship
Now, in 2024, Ealing and SPS have an established relationship that continues to drive revenue and save the Ealing team a huge amount of time.
But of course, any partnership can end if it’s not working out. When Lisa Coles joined the Ealing team, she was tasked with looking at the borough’s garages, and seeing if the partnership was still up-to-date and working well for both sides.
Her answer was an emphatic ‘yes’.
Life after refurbs: our day-to-day partnership
Having already refurbished Ealing’s garages, they could have decided to bring the management back in-house.
But even with the initial hard work done, there’s still a huge amount of work to do every week to successfully manage Ealing’s portfolio.
Here’s what Lisa told us that looks like…
Fast responses, joint management, and 2 salaries saved
It’s not just the revenue gained that’s important. It’s also the money saved. Lisa Cole, Homeownership Team Leader, told us that:
“We’d have to employ 2 extra people to manage our garages, and do the work that SPS does for us”.
She also told us why, and what she especially valued about our work with her.
- Helpful, fast responses to phone calls and emails.
- Changes made whenever they’re requested, so the partnership continues to work in exactly the way the Ealing team needs it to.
- On-site meetings booked straight away whenever they’re needed.
- Any anti-social behaviour and repairs dealt with fast.
- A clear insight into everything that’s happening across all garage sites, with clear, regular reporting.
In short, we’ve helped Ealing provide the garages their community needs, without any of the extra work that they don’t have time to do.
Are you a social landlord with a garage portfolio?
Even if you have garages that are derelict, making a loss or seem ‘hopeless’…
We’ve got a track record of successfully turning even these garages around. And making them into useful community assets.
If your community could benefit from more parking, and less anti-social behaviour..
And your organisation could use extra revenue, without extra work….
Let’s talk.
